The site and surrounding area

The site measures approximately 18 acres gross and includes -

  • Brownfield land within the settlement boundaries (the exisiting Garden Centre and car park).
  • Greenfield land outside the current settlement boundary of Epworth (see black line on image below). This is commercially cultivated agricultural farmland.
  • Long gardens within the conservation area at the rear of the high street.

The key site constraints we have carefully considered -

 

  • St Andrew's Church is Grade I listed and is located to the South-East Corner of the land
  • Policy LC14 (Area of Special Historic Landscape Interest) of the current Local Plan covers the area of land outside of the settlement boundaries of Epworth
  • The proximity to the conservation area
  • Neighbouring properties overlooking the site
  • Retention of existing woodland to the eastern boundary
  • Potential Archaeological interest
  • Existing wildlife, landscaping and biodiversity
